What to Expect During a Parking Lot Service Visit

If you’ve scheduled parking lot maintenance—or you’re thinking about it—you might be wondering what actually happens during the visit. Whether we’re filling cracks, sealcoating, or refreshing your striping, knowing what to expect helps everything run smoothly and safely.

Here’s a simple breakdown of how it works:

Before the Visit

Once your project is on the schedule, we’ll coordinate timing with you—usually based on weather, traffic flow, and how your lot is used during the day.

We may ask you to:

  • Clear the lot (or a section of it) of vehicles

  • Alert staff or tenants if access will be limited

  • Confirm weather flexibility, especially for sealcoating

We aim to minimize disruption while making sure we have the access we need to do the job right.

During the Visit

Depending on what service is scheduled, you can expect:

  • Crack Filling: We’ll clean and prep cracks, then fill them to prevent water damage and further deterioration.

  • Sealcoating: We apply a protective layer to shield your asphalt from weather, oil, and wear. It needs drying time—usually 24–48 hours depending on conditions.

  • Striping & Marking: Once the surface is dry, we’ll add fresh, high-visibility lines and any ADA or directional markings.

In all cases, you’ll likely see cones, barricades, or signage in place while work is being done and while the surface cures.

After the Visit

We’ll let you know exactly when it’s safe to reopen the lot or driveway. Sealcoated areas, in particular, need time to fully dry.

Once everything’s complete, you can expect:

  • A clean, professional-looking surface

  • Improved safety and visibility

  • Longer life for your asphalt

Final Thoughts

We work hard to make the process simple and predictable. Whether it’s your first time getting a lot serviced or just the first time in a while, our goal is to make the experience easy—and the results long-lasting.

Have questions about your upcoming visit? Just ask. We’re here to help.
